Prospect Architecture offers full architecture services and construction management services. In addition, we are available for environmental and energy consultations.
Full Architecture Service:
Our design process is divided into multiple phases. The size and scope of the project determine the number of meetings with, and decisions to be made by, the client. For smaller projects, the phases include Concept Design, Construction Documents, Bidding and Negotiating, and Construction Administration. For larger projects there are additional phases of Programming, Site Selection, and Design Development.
Construction Management Service: (for projects with a budget of $200K or greater)
As construction managers, we offer a fixed fee service. Working for a fixed fee allows us to better represent our clients' interests. This means that we are on your side of the table and the subcontractors are on the other side. You will be able to discuss real numbers and budget issues with us without having to worry about us making more profit because of your disclosure. By serving both roles, lost information or miscommunication between the architect and contractor is minimized, which is normally not the case when the architect and builder are separate entities. This reduces errors and increases efficiency, saving on construction costs and professional fees to correct oversights.
Environmental and Energy Consultations:
Our principal architect is a LEED accredited professional and a BPI Shell Specialist and is available for environmental and energy consultations and audits on single family and multiple family buildings.
